What is Home Staging?

Home Staging is the aesthetic optimisation of a property for sale or rental. This process helps you and/or your estate agent to produce the best possible marketing material and achieve the highest possible price in a short space of time. Staging will help your property to shine and buyers to fall in love with it. Now standard in major cities, home staging has also become the norm in exclusive holiday and second home destinations such as St Barth, Courchevel, Marbella and Palm Beach. The vast majority of properties in these locations are staged professionally and sell within days of coming to market at top prices.

How does home staging work?

The aim of staging is to make the property attractive to as many potential buyers as possible and to sell it in the fastest time and at the highest price. This may involve some or all of the following steps: cleaning, de-cluttering, de-personalizing, repairing minor defects, and decorating, This helps potential buyers to envision themselves living there and to fall in love with your property, creating a “must-have-it” mindset.

Identifying your target market

It’s important for a property to appeal to the maximum number of buyers but for some homes it’s worth identifying the type of buyer most likely to purchase it and to analyse their needs. Ready, steady, STAGE!!

Once we’ve assessed your property and presented you with an acceptable proposal, we’ll book your staging date

When the date has been booked and the paperwork signed, we’ll require a 50% down payment for the staging work in addition to a refundable deposit for the furniture & accessories

Staging normally takes 1–5 days depending on the amount of work involved. The balance is due on the last day of staging. The lead time from the initial assessment to the staging date depends on the size & scope of work required. The larger the property, the longer the lead time.

All furniture and decorative items that we add are photographed and listed in an inventory which needs to be signed by the client on handover

The items will remain on site for 10 days (unless otherwise agreed) allowing you and your estate agent time to produce photos & marketing material. If you’d like us to take the photos, we can arrange this for an additional fee

If you’d like the staging to remain in place until you’ve found a buyer, you can rent the entire set-up for a monthly fee ranging on average from €50 to €2000 depending on the number of items used

During the STAGING process we:

Try to use as much as possible of what you already have – this is environmentally friendly and cost effective, but we may need to repurpose or repaint some of it

Add what is missing – if key pieces of furniture are missing or inadequate such as dining tables/chairs we add them so that potential buyers can imagine how they will use the property

Add a cohesive colour scheme - to create warmth and evoke positive emotions

Might rearrange the layout - to maximise the space if necessary

Add decorative items to make the space authentic and stylish – these items are on loan and don’t need to be bought

Pare back what is in the way – some furniture may be too big for the room, the wrong colour or in poor repair and upset the balance

Declutter and remove more personal items - this helps potential buyers to envisage themselves in your home

How much does Home Staging cost ?

We work with both private clients and Estate Agents. Each has a slightly different pricing structure. In our experience (backed by statistics), the costs of staging always pays dividends and should be considered as ROI

Home Staging Fees for private clients

Our services are fairly priced and great value for money. Our prices will have you dancing with joy…. Usually, the price of home staging ranges between €900 – €4800 with an average price of €2850. Staging your home typically involves decluttering, fixing minor issues, adding furniture, decorating and optimising outside spaces. Prices can therefore vary widely depending on the following:

Home size: the larger your property, the more time, furniture and accessories are required to stage it

Number of rooms: you may only need to partially stage your home

Volume of furniture: and accessories required

Overall condition/state of repair: the better the overall condition of your house the less time required. If the property requires repairs and/or paint work before it can be staged, this will impact overall cost.

Scope: the type of updating your home may require prior to staging, such as garden maintenance, plumbing, paintwork, masonry work etc

Size and scope of outside space: for some properties the outside space is the main selling point but this can be time consuming if the space is unmaintained

Scope of decluttering and cleaning required: before staging, the property may need to be fully decluttered and cleaned

Staging period: once staged you have 10 days to take photos and/or videos for marketing purposes. After this we’ll apply a monthly rental fee depending the amount of furniture and accessories added. This can vary from €50 to €500+ monthly

Home Staging Fees for Estate Agents & Property Developers

Estate Agents

We can work with estate agents in 2 ways:

  1. An agent recommends us to their client so that we deal with them directly. The agent can then produce their own marketing material once the property has been staged. The client pays for the staging (as above)
  2. If the agent has an exclusive contract with the client, we work with the agent on an agreed percentage basis, In this case there is no upfront cost

Property Developers

We work with property developers to stage beautiful & environmentally friendly show homes, saving time and money. We create interiors that maximise the floor plan and help potential buyers to visualise living in the space. Every project is different so each is assessed individually.
